The answer to that is yes & no. I can, and do, research what similar homes are selling for in the neighborhood. What I cannot do, and it violates USPAP to do so, is to make any comments about what the value of the subject is without doing an inspection.

I’m available 7 days a week (but try not to work on Sundays). Hours depends on available light, but generally are from 7am to 6pm. My turn around time is typically 48 hours after inspection. I do not rush problems, so sometimes it may take longer for complex assignments.

No, only residential at this time. Commercial appraising is sometime I have my eye on for the future.
