I have both a sense of what is happening and also see it in the statistics that I gather when writing appraisal reports.

My market areas are definitely bottoming (how much lower can they go?) and so I read this good news today about foreclosure activity.

I'm getting a LOT of business from lenders who are closing on foreclosure sales.

Interest rate creep is beginning to worry me now.
